A 25,520 square foot three story office building including 7,000 square foot basement parking in Stevenson Ranch, California. The client had an initial concept for an office building on the site with two existing restaurant and there required parking as well as building height limit. We were able to improve that concept by adding a third floor and create natural parking basement for the required additional parking. We increased the leasable space approximately 30% and reduced the construction cost all within the height limits. Some of the cost reduction was the basement, it reduced the length of caissons and we changed the steel framing to wood.
